Hedonic methods in housing markets / Andrea Baranzini
Titre : Hedonic methods in housing markets Titre original : Pricing environmental amenities and segregation Type de document : texte imprimé Auteurs : Andrea Baranzini, Auteur ; José Ramirez, Auteur ; Caroline Schaerer, Auteur ; Philippe Thalmann, Auteur Editeur : Springer Année de publication : 2008 Importance : 1 vol. (XVIII-278 p.) Présentation : ill., maps Format : 25 cm ISBN/ISSN/EAN : 978-0-387-76814-4 Langues : Anglais (eng) Tags : housing real estate development environmental aspects hedonic damages promotion immobilière aspect environnemental Ségrégation Résumé : Cities are growing worldwide and their sprawl is increasingly challenged for its pressure on open spaces and environmental quality. Economic arguments can help to decide about the trade-off between preserving environmental quality and developing housing and business surfaces, provided the benefits of environmental quality are adequately quantified. To this end, this book focuses on the use and advancement of the "hedonic approach", an economic valuation technique that analyses and quantifies the sources of rent and property price differentials. Starting from theoretical foundations, the hedonic approach is applied to the valuation of natural land use preservation and noise abatement measures, as well as to residential segregation and discrimination, extending the analysis to the role of the buyers' and sellers' identity on housing market prices and to the issue of environmental justice. Index Langues : Français (fre) Tags : oiseaux des villes ecologie birds ecology urbanisation Aspect environnemental environmental aspects Résumé : "As natural habitat continues to be lost and the world steadily becomes more urbanized, biologists are increasingly studying the effect this has on wildlife. Birds are particularly good model systems since their life history, behaviour, and physiology are especially influenced by directly measurable environmental factors such as light and sound pollution. It is therefore relatively easy to compare urban individuals and populations with their rural counterparts. This accessible text focuses on the behavioural and physiological mechanisms which facilitate adaptation and on the evolutionary process that ensues. It discusses topics such as acoustics, reproductive cues, disease, and artificial feeding, and includes a series of case studies illustrating cutting edge research on these areas. " Présentation de l'éditeur Note de contenu : Part 1: The Urban Environment
1: The challenges of urban living
2: The impact of artificial light on avian ecology
3: Wild bird feeding (probably) affects avian urban ecology
Part 2: Behaviour and Physiology
4: Attention, habituation, and antipredator behaviour: implications for urban birds
5: Behavioral and ecological predictors of urbanization
6: Acoustic communication in the urban environment: patterns, mechanisms, and potential consequences of avian song adjustments
7: The impact of anthropogenic noise on avian communication and fitness
8: Reproductive adaptations of urban birds: environmental cues and mechanisms

Marzluff, Editeur scientifique ; Eric Shulenberger, Editeur scientifique Editeur : Springer Année de publication : 2008 Importance : XXV- 807 p. Format : 27 cm ISBN/ISSN/EAN : 978-0-387-73411-8 Prix : 60 € Langues : Anglais (eng) Tags : Urban ecology City planning Environmental aspects Sustainable development Urbanisme durable Développement durable Écologie urbaine Résumé : Urban Ecology is the study of ecosystems that include humans living in cities and urbanizing landscapes. It is an emerging, interdisciplinary field that aims to understand how human and ecological processes can coexist in human-dominated systems and help societies with their efforts to become more sustainable. It has deep roots in many disciplines including sociology, geography, urban planning, landscape architecture, engineering, economics, anthropology, climatology, public health, and ecology. Because of its interdisciplinary nature and unique focus on humans and natural systems, the term "urban ecology" has been used variously to describe the study of humans in cities, of nature in cities, and of the coupled relationships between humans and nature. Each of these research areas is contributing to our understanding of urban ecosystems and each must be understood to fully grasp the science of Urban Ecology. Therefore, in Urban Ecology: An International Perspective on the Interaction Between Humans and Nature, we introduce students and practitioners of urban ecology to its roots, bases, and prospects by way of a diverse collection of historical and modern foundational readings. The editors are urban ecologists from the United States, Italy, and Germany who together view these readings as a fair representation of the importance of both natural and social sciences to Urban Ecology.
This book presents important papers in the field of Urban Ecology that both set the foundations for the discipline and to illustrate modern approaches, from a variety of perspectives and regions of the world. The editors do this by reprinting important publications, filling gaps in the published literature with a few targeted original works, and translating several key works originally published in German. The aim of this collection is to provide students, practitioners, and professionals with a rich background in some of the core facets of Urban Ecology.Niveau : Recherche Publication de Théma : Non Urban ecology : An international perspective on the interaction between humans and nature.
